"10-Year Warranty" Doesn't Mean What You Think

Walk down any street from Pinelands to Paarl and ask homeowners about their last waterproofing job. A surprising number will tell you the same story: "They promised a 10-year warranty - and when it leaked in year two, nobody answered the phone."

A warranty is only worth the company standing behind it and the paper it's written on. Before you sign a single quote, here's exactly what to look for.


The Two Warranties You Should Get (Not One)

Every legitimate waterproofing job in Cape Town should come with two separate warranties:

  1. A product warranty from the membrane or sealant manufacturer (Derbigum, Index, abe, Sika, Mapei etc). This covers material failure - the membrane delaminating, blistering or breaking down before its rated lifespan.
  2. A workmanship warranty from the contractor. This covers installation faults - poorly bonded laps, incorrect priming, missed details around outlets, flashings and upstands.

If a contractor only offers "a 10-year guarantee" without distinguishing between the two, walk away. Most leaks come from workmanship, not product - and a product warranty alone won't help you when the installer disappears.


The 7 Clauses Your Warranty Must Spell Out

If any of these are missing, ask for them in writing before you pay a deposit. A reputable contractor will add them happily.


The Small Print That Burns People

Three exclusions show up again and again in dodgy warranties - and they're the ones that get triggered most often in Cape Town's climate:

  • "Storm damage" exclusions worded so broadly they exclude every south-easter. A proper warranty excludes catastrophic events (hail above a certain stone size, cyclonic wind), not the wind-driven rain Cape Town gets ten times a winter.
  • "Subsequent works" clauses that void the warranty if anyone (a satellite installer, a solar geyser fitter, a painter) so much as steps on the roof. Insist on language that voids only the specifically damaged area, not the entire installation.
  • "Ponding water" exclusions on flat roofs. If your roof was designed to hold water for short periods (most Cape Town flat roofs and slabs do), a ponding exclusion makes the warranty almost worthless.

How to Verify a Contractor Will Actually Honour It

A warranty is a promise about the future. Here's how to pressure-test it before signing:

  2. Ask for two reference call-backs from years 2-5. Anyone can do a good first job. Ask for clients whose warranty was actually claimed against.
  3. Check VAT and company registration. A registered Pty (Ltd) with a CIPC number and VAT registration has substantially more accountability than a sole trader.
  4. Google the company name with the words "leak" and "warranty". This 30-second search reveals more than any sales pitch.
  5. Read the signs of a failing waterproofing job - they're often visible within the first 18 months, well inside the warranty window.

Different systems have legitimately different lifespans. A 10-year warranty on a rubberised paint coating is a red flag; on a 4mm torch-on membrane it's reasonable.
