Why Flat Roofs Cost More to Get Right
Cape Town's south-easter, UV intensity and winter cold fronts are unusually hard on horizontal surfaces. A flat roof or concrete slab that's "almost waterproof" leaks every winter - which is why the cheapest quote you receive is almost never the right one.
This guide gives you real 2026 per-square-metre rates for the systems we install across Cape Town, Stellenbosch and Somerset West - and what actually drives the price.

These are installed prices including surface prep, primer, the membrane itself and a basic top-coat. They are NOT the bare material costs you'll see at a builders' merchant - which is the trick used by underquoting contractors to win the job.

What Drives the Price Up
A quote of R450/m² and a quote of R900/m² for the same roof aren't always one contractor ripping you off. Real cost drivers include:
- Surface preparation. A roof with old failed membrane needs stripping (R80-R150/m²) before anything else happens. Skipping this is the #1 cause of warranty claims - covered in our waterproofing warranty guide.
- Outlets, upstands and parapets. Each outlet, each pipe penetration and every metre of parapet upstand adds detailed handwork. A 40m² roof with 8 outlets costs more per m² than a 200m² roof with 2.
- Access. A second-storey slab reached from a scaffold is roughly 20-30% more than a single-storey roof you can walk onto.
- Insulation under the membrane. Required for SANS 10400-XA compliance on new builds. Adds R250-R450/m².
- Coastal exposure. Anywhere from Bloubergstrand to Hermanus needs a UV and salt-resistant top coat. See our coastal corrosion guide for why this matters.
- Old asbestos sheets. If present, legal removal is mandatory and adds R3,500-R8,000 minimum.
What Drives the Price Down
- Sound existing membrane that just needs a recoat - typically R180-R260/m² total.
- Simple rectangular roofs with few penetrations.
- Off-season scheduling (March-May) before the winter rush kicks in.
- Combined jobs - waterproofing a slab while we're already on-site doing a parapet wall is cheaper than two separate visits.

Three recent jobs we did - same week, very different prices, all defensible:
Job A - Sea Point apartment block, 180m² flat roof
- Stripped 12-year-old torch-on, replaced with 4mm SBS torch-on
- 18 outlets, 60m of parapet upstand
- Total: R142,000 (R789/m²)
- System lifespan: 12-15 years with annual inspection
Job B - Stellenbosch home extension, 45m² slab
- New concrete slab, never previously waterproofed
- Liquid PU membrane with reinforcement at slab/wall junction
- Total: R29,500 (R655/m²)
- System lifespan: 10 years
Job C - Constantia garage roof, 22m² concrete slab
- Existing rubberised paint still bonded - recoated only
- Two-coat acrylic system with UV top-coat
- Total: R5,400 (R245/m²)
- System lifespan: 4-5 years (budget option, client knew)
The Red Flags in a Flat Roof Quote
Walk away if the quote:
- Doesn't specify the product name (e.g. "Derbigum SP4" not just "torch-on")
- Doesn't list m² covered
- Omits surface prep or primer line items
- Promises a "10-year warranty" on a rubberised paint job (impossible)
- Is more than 30% below other quotes - someone is cutting corners
- Has no proper warranty structure

- Roof survey including substrate test and moisture readings - same process as our Cape Town waterproofing inspections
- Written itemised quote with product names, m², warranty period and scope
